Building a home with Scholz Baukonzepte

Cross-Laminated Timber Construction

Cross-laminated timber, or CLT, is a high-performance mass timber construction system made from multiple layers of precision-engineered solid wood. Each layer is arranged at a right angle to the next, creating exceptionally stable, durable, and dimensionally reliable building elements.

At SCHOLZ BAUKONZEPTE, exterior and interior walls, floor structures, and even roof structures can be built from solid CLT panels with a thickness of 12 cm (4.7 in). The structural core is made entirely of solid timber, without hollow cavities inside the CLT element itself. This creates a building that feels substantial, quiet, and exceptionally well built.

The solid construction contributes to a calm and comfortable living environment. CLT provides excellent acoustic performance, supports a balanced indoor climate, and gives every room a sense of warmth, solidity, and long-term quality. Unlike lightweight wall systems, the building structure is not based on empty cavities, but on continuous solid timber elements.

For energy efficiency, the CLT structure is combined with at least 20 cm (7.9 in) of high-quality insulation. Together with premium triple-pane insulated windows, this creates a highly efficient building envelope with low heat loss, stable indoor temperatures, and outstanding comfort throughout the year.

CLT construction also provides clear advantages during planning and construction. The elements are digitally planned, precision-manufactured off-site, and delivered ready for efficient installation. This shortens construction time, improves quality control, minimizes coordination risks, and ensures a highly accurate structure from the first day on site.

The principle is simple: solid timber walls, solid timber floors, solid timber roofs, no unnecessary hollow cavities, excellent insulation, premium windows, and a construction standard built around quiet living, energy efficiency, precision, and above-average quality.

Building a home with CLT

A fully insulated, closed slab foundation

A properly insulated and fully sealed slab foundation is the basis for a high-performance home. Continuous insulation beneath and around the slab reduces thermal bridges, limits heat loss to the ground, and helps maintain stable interior temperatures throughout the year.

The closed construction also provides a protected, controlled transition between the building and the ground. When professionally detailed, it supports moisture protection, reduces unwanted air leakage, and creates a reliable base for efficient underfloor heating.

The result is a warmer floor surface, improved comfort, lower heating demand, and reduced operating costs over the life of the building. Combined with solid CLT construction, premium windows, and a high-quality exterior envelope, the slab foundation becomes a key component of the home’s long-term energy efficiency, comfort, and value retention.

Long-Term value and energy efficiency

Massive CLT construction combines structural strength, high energy performance, and long-term value. Solid timber walls, floors, and roof elements, together with a continuously insulated slab and premium triple-pane windows, create a highly efficient building envelope with minimal heat loss.

The result is a quieter, more comfortable home with lower heating and operating costs over time. Its durable construction, strong energy performance, and above-average quality also support long-term resale value and make the property more attractive to future buyers, lenders, and investors.

The first CLT elements are being installed
The CLT elements are manufactured in Tennessee or Oregon and fully prefabricated in the factory. Walls, floor panels, roof elements, openings, and required service routes are precision-cut before delivery. Once on site, the elements are erected directly on the insulated concrete slab and assembled into a solid, highly accurate building structure within a short construction period.

Fast structural assembly

With factory-prefabricated CLT elements, the structural shell is erected with exceptional speed. Each wall, floor, and roof panel arrives precisely manufactured and ready for installation. Once assembly begins, the second floor can often be completed as a structural shell within just a few hours.

This shortens the overall construction schedule, reduces weather exposure, and creates a solid, highly accurate building structure from the very beginning.

Large-format CLT elements

Large-format CLT wall, floor, and roof elements are manufactured as complete structural components in a controlled factory environment. Openings, connections, and service routes are precisely prepared before delivery, allowing each element to be installed quickly and accurately on site.

This creates a solid, continuous structure with fewer interfaces, high dimensional accuracy, and consistently high quality. The result is a robust building shell with excellent stability, quiet interior spaces, reduced construction time, and a level of precision that supports long-term value.

The roof is typically installed on the first day

Once the roof elements are in place, the building quickly gains protection from weather exposure. The structure can be secured at an early stage, allowing interior work to begin sooner and reducing the risk of moisture affecting the construction process.

This efficient sequence improves schedule reliability, shortens the overall build time, and protects the quality of the materials from the very beginning.

Day two: the structural shell is ready

By the second day, the CLT structural shell is typically complete and ready for interior fit-out. With walls, floor slabs, and roof elements installed, the roof can be sealed promptly to protect the building from weather exposure.

This creates a dry, stable, and precisely built structure at an early stage, allowing interior work to begin without unnecessary delay.

Airtight building envelope

A minimum of 20 cm (7.9 in) of high-performance insulation forms the basis of an airtight and energy-efficient building envelope. Together with carefully sealed connections, premium triple-pane windows, and a continuous exterior façade system, it helps prevent unwanted heat loss, drafts, and thermal bridges.

The result is a more stable indoor temperature throughout the year, lower heating and cooling demand, and a noticeably higher level of living comfort. A well-insulated façade also protects the building structure over the long term and supports lasting value through reduced operating costs and consistently strong energy performance.

High-performance triple-pane windows

Premium triple-pane tilt-and-turn windows are installed throughout the home. They offer three practical operating positions: fully closed for maximum airtightness, tilt ventilation for controlled fresh air, and full opening for unrestricted ventilation.

Their high thermal performance reduces heat loss in winter and limits heat gain during warmer months. This supports a stable indoor climate, lowers heating and cooling demand, and helps reduce long-term energy costs while maintaining a high level of comfort.

Enjoy life without compromise

A high-end CLT home brings together architectural clarity, exceptional comfort, and a sense of lasting calm. Solid timber construction creates quiet, stable interiors, while generous glazing connects elegant living spaces with the garden, terrace, and pool.

Every detail is designed for effortless living: balanced temperatures, refined materials, thoughtful lighting, and spaces that feel both open and private. This is a home built not only to impress, but to make every day more relaxed, comfortable, and valuable.

From structure to finished home in just a few weeks

Once the CLT structure, roof, insulation, windows, and exterior envelope are in place, the project moves efficiently into the final construction phase. Interior finishes, technical systems, and carefully selected materials are coordinated in a clear sequence, allowing the home to be completed within a remarkably short timeframe.

The result is a high-quality, energy-efficient residence with precise craftsmanship, strong long-term value, and exceptional comfort from the day the owner moves in.

Interior fit-out

Interior fit-out can begin as early as day two
